About Japan Houses
Japan Houses is an independent website that lists houses for sale in Japan in English. We track 5,713 houses across 47 prefectures and add what Japanese listings leave out for foreign buyers: the price in your currency, the real total cost, natural-hazard risk and a foreign-buyer check.
What we do
Japanese real-estate agencies publish thousands of houses every week, almost always in Japanese only. We gather these public listings, translate them, and rewrite each one in plain English. Then we add our own checks: land rights, the 1981 earthquake code, road access and rebuild rights, flood, tsunami and landslide zones, and an estimate of taxes and fees.
What we are not
Japan Houses is not a real-estate agent and does not sell houses. We do not take money from sellers to rank a house higher: the order of our lists comes from our own rules. When you want to buy, you deal with a licensed Japanese agency and a judicial scrivener; Pro members get the original listing and the agency's name.
Where our information comes from
- Listings: public listings published by licensed real-estate agencies in Japan. Photos belong to their owners.
- Hazard zones: the Hazard Map Portal of the Geospatial Information Authority of Japan.
- Earthquake probabilities: J-SHIS, run by the National Research Institute for Earth Science and Disaster Resilience (NIED).
- Prices and market data: the Real Estate Information Library of the Ministry of Land, Infrastructure, Transport and Tourism, and the Housing and Land Survey of the Statistics Bureau of Japan.
- Exchange rates: the daily reference rates of the European Central Bank.
The exact rules behind each check are explained on How we check a house.
How often it is updated
New houses are added every week and prices are refreshed when we re-check a listing. Each house page shows the date it was first listed and last checked. When a house leaves the market, its page stays online with a clear notice, so links do not break.
