Questions
What is an akiya?
An akiya is a house with nobody living in it. The word comes from Japan's housing survey, which counted about 9 million vacant homes in 2023 (13.8% of all housing). Some are ruins, many are simply empty and ready to use.
Why are there so many akiya in Japan?
Japan's population is shrinking and ageing, and families often inherit a house in a town where nobody wants to live. Old wooden houses also lose most of their value after 20–30 years, so many owners leave them empty instead of selling or demolishing them.
Can foreigners buy an akiya?
Yes, with the same rights as Japanese citizens. Some towns give priority or grants to people who will live there, so check the conditions of each listing.
What should I check before buying an akiya?
The build year (the earthquake code changed in June 1981), road access and rebuild rights, the roof, termites and leftover belongings (zanchibutsu). Our foreign-buyer check on each house covers the legal points.
