About this 8LDK house in Fukuchiyama, Kyoto
The house · The land and the road · Getting there · What the photos show
A two-storey wooden farmhouse from 1926 in Kusayama, Miwa Town, on the edge of Fukuchiyama in northern Kyoto Prefecture. It has 201 m² of living space, six tatami rooms with tall wood ceilings, and a 713 m² freehold plot on a wide road. Main point to check: it predates the 1981 earthquake code and the land sits in a sediment disaster warning zone.
The house
8LDK means eight rooms plus a living-dining-kitchen. The plan shows six tatami rooms, two Western-style rooms, a 12-tatami kitchen-dining room, a bath, a washroom and three toilets, with wooden verandas (engawa) along the tatami rooms and two tokonoma alcoves. Upstairs are two open rooms, storage, and voids over the rooms below. Floor area is 201.65 m² (about 2,171 sq ft), wooden frame, two floors. Built in January 1926, so well before the June 1981 seismic code: plan an inspection and a budget for reinforcement. Public water and individual LPG gas; drainage is not stated, so ask the agent.
The land and the road
The plot is 712.97 m² (about 7,674 sq ft), freehold, so you own the land outright. It touches two public roads: 8.6 m wide on the southeast side with 24.2 m of frontage, and 3.4 m wide on the northeast with 22 m. The wide road easily meets the 4 m rule for rebuilding; only the narrow side could need a setback. The area has no zoning designation, which usually means few use limits, but landscape rules apply to exterior changes. There is space to park a car. Purchase costs on top include registration, stamp duty and the brokerage fee. The land is in a sediment disaster warning zone, so check the slope behind the house.
Getting there
The nearest station is Fukuchiyama on the JR San'in Line. From there a city bus takes 36 minutes to the Kusayama stop, which is a 2-minute walk from the house. A car will make daily life much easier. Kyoto city is about 56 km away as the crow flies, and the nearest airport with international flights, Osaka Kansai, is about 87 km. The house is empty, and the move-in date can be discussed.
What the photos show
Outside: two tiled-roof wings, one of them two storeys high, a garage shutter, a lawn edged with a mossy stone wall, shrubs and a stone lantern, with forested hills right behind. Inside, the main tatami rooms have high wood-panelled ceilings, carved wooden transoms and painted panels, including a large pine tree. The kitchen is older but usable, with a stainless sink, a wall of glass-front cupboards and a carpeted dining area. The toilet room has a Western toilet and its own small sink. Expect light updating rather than a full rebuild.
